How it works

How Malta short-let licence fees work

Under S.L. 409.05, every licensed short-let in Malta pays two annual amounts to the MTA: a licence fee (First Schedule, reg. 4) and a contribution (Second Schedule, reg. 5). Both fall due on 1 January each year and are invoiced through the MTA's Client Portal.

The licence fee depends on the property type and the number of premises the same licensee operates. Individually-operated holiday premises pay the full rate; groups of 3–6, 7–12 or 13+ premises pay tiered lower rates. Farmhouses and villas with pools have their own rates — no group bands. Gozo units pay less on the licence side; the contribution is identical island-to-island.

A licence issued after 1 July is charged at half the annual fee and contribution for that first year (reg. 6). A contribution paid within three months of the due date is reduced by 20% (reg. 5(1) proviso). New applications also carry a one-off €46.59 processing fee. Rates predate the 2026 reform — verify against your first post-reform invoice.
